How to Sell a House in Fort Myers in 2026

Fort Myers buyers compare corridors, flood zones and tax bills before they compare kitchens. Here is how to price, prepare and launch a listing that holds up.

To sell a house in Fort Myers this season, price it from recent closed sales in your own corridor, put flood, insurance and tax answers in writing before the first showing, and launch before seasonal buyers arrive in January. Single-family homes inside Fort Myers city limits sold for a median $540,000 from August to October 2026, at 97.6% of final list price and 94.7% of original list, after a median 45.5 days to contract (Cameron Smith analysis of MLS data, August to October 2026). The 12-month median was $545,000, down 0.8%, so buyers are paying for value, not momentum.

Is it a good time to sell a house in Fort Myers?

It is a fair time to sell if you price close to recent sales, because single-family supply inside city limits fell to 3.2 months in October 2026 from 4.9 a year earlier, while prices are flat and buyers negotiate.

Active single-family listings inside city limits were down 28.9% from a year earlier at the end of October 2026 (Cameron Smith analysis of MLS data, October 2026). That is closer to balance than 2025, when listings piled up. But 55.1% of Fort Myers single-family sales from August to October 2026 closed after a price reduction, so a high starting price still costs time.

Fort Myers city limits record only a few dozen single-family sales a month, 27 in October 2026, so three-month and 12-month figures are steadier than any single month. For your house, I pull closed sales from the MLS by corridor and condition.

How these numbers were measured. Figures come from closed MLS sales and listings in Southwest Florida MLS, pulled November 6, 2026. Each city follows the MLS City field. Estero includes Miromar Lakes, Fort Myers covers only the city limits and downtown MLS areas (unincorporated Fort Myers mailing addresses are left out), and Naples is the Naples postal city on the Collier mainland, with Marco Island counted separately. Single-family means detached homes and detached villas that are not condo owned. Condo and townhouse covers condo-owned units in low, mid and high rise buildings, attached villas and townhouses. Manufactured homes, co-ops, timeshares, land and rentals are excluded. Sales under $20,000 or below 50% or above 150% of list price were dropped, and sales entered after the fact without MLS marketing count toward prices but not toward days or sale-to-list figures. Days list to contract runs from the listing date to the first pending date. Months of supply is active listings at period end divided by average monthly closed sales over the prior 12 months. Flood zone is not in the MLS export, so any flood zone figures on this page come from FEMA or county sources. The MLS Fort Myers figures cover only the city limits and downtown MLS areas, so corridors such as Iona, Whiskey Creek and Gateway, which are mostly unincorporated, are not in them.

How long does it take to sell a house in Fort Myers?

Plan on roughly 80 days from the day you list to the day you close, since Fort Myers single-family homes took a median 45.5 days to reach a contract and 36.5 more to close from August to October 2026, and longer if the home needs work or starts above the market.

Over the 12 months to October 2026, the median was 45 days to contract, down from 62 a year earlier, and 35 days from contract to close (Cameron Smith analysis of MLS data, 12 months to October 2026). Cash buyers closed in a median 35 days and financed buyers in 36. After contract, a financed buyer needs time for the appraisal, the four-point and wind mitigation reports, a flood quote and loan approval. If a named storm threatens before November 30, insurers can pause new policies and push the closing back, which is one more reason to list once hurricane season ends.

How do I price a Fort Myers home by corridor?

Price against closed sales in the same corridor and housing type, because a McGregor ranch, a Gateway pool home and an Iona canal home are three different markets.

  • Downtown and the River District: historic homes and townhomes near the Caloosahatchee. Buyers weigh elevation and walkability.
  • McGregor Boulevard corridor: older homes on mature lots, some riverfront and canal homes. Renovation quality and flood history swing value more than square footage.
  • Whiskey Creek and South Fort Myers: established neighborhoods, many on lakes or small canals. Roof age, impact glass and HVAC age decide where you land in the range.
  • Iona and the 33908 beach side: gulf access canal homes and golf communities, mostly in unincorporated Lee County, with higher flood exposure and insurance cost.
  • East of I-75 (Gateway, Daniels, Colonial): newer gated communities competing directly with builders. HOA and CDD charges are part of the buyer's payment.

Pools carry a big premium inside city limits, with pool homes selling at a median $625,000 over the past 12 months versus $440,000 without a pool.

I compare your home with closed sales from the past six months in that group, then with what is active and pending this week. Buyers east of I-75 also tour new construction, so I check current builder pricing too. Inside city limits, new construction single-family homes sold at a median $540,000 over the past 12 months, close to the $550,000 resale median (Cameron Smith analysis of MLS data, 12 months to October 2026). Lennar's incentives averaged 12.9% of the sale price in Q2 2026, about $54,947 per home (ResiClub estimate via Fast Company, June 15, 2026). Is my home in the City of Fort Myers or unincorporated Lee County, and why does it matter?

It matters because the tax bill, fire assessment and flood insurance discount depend on which government serves the address. Many Fort Myers mailing addresses are in unincorporated Lee County.

Inside city limits, the City Council adopted 6.90 mills for fiscal 2026-27, up from 6.50 mills and 3.81% above the 6.6465 rolled-back rate, the city's first rate increase in a decade (Gulfshore Business, September 22, 2026). In August the council had set a higher not-to-exceed rate for the TRIM notices, up to a 12.5% increase, and capped the fire-rescue assessment increase at 10%, from $218 to as much as $239.80 for a residence (Gulfshore Business, August 4, 2026). Buyers who saw the August notices sometimes still quote that higher ceiling, so I show them the adopted 6.90 rate.

Flood insurance differs too. City of Fort Myers NFIP policyholders get a 20% Community Rating System discount after the city reached Class 6 (WGCU, January 13, 2025), while unincorporated Lee County policyholders get 25% (Lee County). I confirm the jurisdiction on the property appraiser record before we price.

What do Fort Myers buyers ask about flooding and insurance?

Buyers ask whether the house took water in Ian or Milton, what the elevation is, and what insurance will cost, so answer all three in writing before showings.

  • Storm history: Hurricane Ian made landfall near Fort Myers on September 28, 2022, with 10 to 15 feet of surge on nearby barrier islands (National Hurricane Center via Insurance Journal, April 2023). Riverfront and McGregor-area buyers will ask about it by address.
  • Disclosure: Florida sellers must give a written flood disclosure at or before contract. Since October 1, 2025 it covers known flooding that damaged the home during your ownership and flood aid from any source, not only claims (Florida Realtors, September 30, 2025).
  • Substantial damage: if a home below base flood elevation was damaged and repaired, buyers and lenders may ask whether the 50% rule applied (FEMA). Keep permits and the final inspection on hand.
  • Citizens flood rule: every Citizens personal residential policy with wind coverage must carry flood insurance starting January 1, 2027 (Citizens Property Insurance), so buyers now price a flood premium into every offer.
  • Market trend: Citizens shrank to 266,231 policies by August 2026 and regulators approved more homeowner rate cuts averaging 7% (Insurance Journal, September 23, 2026), which helps buyers find private coverage.

An elevation certificate, a wind mitigation report and a recent four-point inspection let a buyer get a firm quote within days instead of weeks. For damaged and repaired homes, see selling a Florida home that flooded.

What are the steps to sell a house in Fort Myers?

The process runs in eight steps, and the first four happen before your home appears online.

  1. Confirm the parcel facts. I pull the Lee County Property Appraiser record, jurisdiction, flood zone and current tax bill, including any CDD or other non-ad valorem charges.
  2. Price from closed sales. You get a range built from closed sales in your corridor, adjusted for roof, windows, pool, elevation and flood history.
  3. Review a written net sheet. I show your estimated proceeds at three list prices so you can choose with real dollars in front of you.
  4. Prepare the disclosure file. Flood disclosure, elevation certificate, wind mitigation, four-point, permits and storm repair records go into one package for buyers.
  5. Fix what buyers will flag. Small items that would appear on an inspection report are cheaper to fix now than to credit later.
  6. Launch with a 21-day plan. Photography, floor plan, MLS entry and a first-weekend showing schedule, timed for the seasonal buyer wave.
  7. Negotiate the whole offer. Price, credits, inspection terms, insurance contingency and closing date all affect your net.
  8. Manage the contract to closing. I track the appraisal, inspection response, insurance binding and title work until the deed records.

What will I net after closing costs in Fort Myers?

You net the sale price minus your mortgage payoff, Florida documentary stamp tax, brokerage compensation, title and closing fees, tax prorations, assessments and any buyer credits.

  • Documentary stamp tax on the deed: $0.70 per $100 of price, or $3,815 on a $545,000 sale (Florida Department of Revenue, accessed November 6, 2026).
  • Property taxes: Lee County's 2026 bills went out around October 30, 2026 (Lee County Property Appraiser), and taxes are prorated to the closing date.
  • Fire and other assessments: billed on the same tax bill and prorated or paid as the contract says.
  • Title, closing fees and credits: negotiable and written into the contract.

With the 30-year rate at 7.18% (Freddie Mac, November 5, 2026), a credit toward a buyer's rate buydown can do more for a payment than the same dollars off the price. The net sheet shows both options side by side.

Frequently asked questions

What is the median home price in Fort Myers?

Inside Fort Myers city limits, the single-family median sale price was $545,000 over the 12 months to October 2026, down 0.8% from a year earlier, and $540,000 from August to October 2026 (Cameron Smith analysis of MLS data, 12 months to October 2026). Condos and townhouses had a $315,000 median. Many "Fort Myers" addresses are in unincorporated Lee County and are not in these figures, and prices vary widely by corridor, so compare your home only with sales nearby.

How much did City of Fort Myers property taxes go up?

The City of Fort Myers adopted 6.90 mills for fiscal 2026-27, up from 6.50 mills, its first rate increase in a decade, per Gulfshore Business. The August not-to-exceed rate was higher, so some TRIM notices showed a higher figure than the adopted rate. The city fire-rescue assessment increase was capped at 10%. Homes in unincorporated Lee County do not pay the city rate.

Do I have to tell buyers my house flooded in Hurricane Ian?

Yes, if it did. Florida's seller flood disclosure requires you to disclose flood insurance claims, federal flood assistance and, since October 1, 2025, known flooding that damaged the property during your ownership, along with assistance from any source. Give it at or before contract signing. A clear repair and permit record usually helps buyers trust the house.

When should I list my Fort Myers house?

Many sellers list in November or December so the home is fully marketed when seasonal buyers arrive in January. Showings in Southwest Florida usually peak from January through April, and Fort Myers single-family closings peaked at 58 in April 2026, versus 23 in September 2026 (Cameron Smith analysis of MLS data, 12 months to October 2026). Hurricane season ends November 30, which also removes the risk of insurers pausing new policies before your closing. Your best date still depends on repairs and your next move.

Does Amendment 3 help Fort Myers sellers?

Indirectly. Starting in 2027, homestead buyers get a larger non-school exemption, up to $150,000 of assessed value in 2027 and $250,000 in 2028. Buyers who are Florida residents by December 31, 2026 are expected to qualify for the larger amount, which gives relocating buyers a reason to move now. It does not reduce fire or other non-ad valorem assessments.

What is the 50% rule and can it affect my sale?

FEMA's substantial damage rule says that when repairs or improvements to a building below base flood elevation cost 50% or more of its market value, the building must be brought up to current flood standards. Buyers of storm-repaired homes may ask how your repairs were permitted. Keep the permit, final inspection and elevation certificate ready to share.

Should I offer a seller credit instead of cutting my price?

Often a targeted credit works better. With 30-year rates at 7.18% on November 5, 2026, money toward a buyer's rate buydown, flood policy or closing costs can lower their monthly payment more than the same amount off the price. Buyers east of I-75 are also weighing builder incentives, so a visible credit helps your home compete.
