How these numbers were measured. Figures come from closed MLS sales and listings in Southwest Florida MLS, pulled November 6, 2026. Each city follows the MLS City field. Estero includes Miromar Lakes, Fort Myers covers only the city limits and downtown MLS areas (unincorporated Fort Myers mailing addresses are left out), and Naples is the Naples postal city on the Collier mainland, with Marco Island counted separately. Single-family means detached homes and detached villas that are not condo owned. Condo and townhouse covers condo-owned units in low, mid and high rise buildings, attached villas and townhouses. Manufactured homes, co-ops, timeshares, land and rentals are excluded. Sales under $20,000 or below 50% or above 150% of list price were dropped, and sales entered after the fact without MLS marketing count toward prices but not toward days or sale-to-list figures. Days list to contract runs from the listing date to the first pending date. Months of supply is active listings at period end divided by average monthly closed sales over the prior 12 months. Flood zone is not in the MLS export, so any flood zone figures on this page come from FEMA or county sources. New construction means built in 2025 or later, or flagged as builder product. Seller concession shares and amounts were computed from the listing-level MLS file with the same cleaning rules, counting closed sales with a Seller Concession Amount above $0. Builder incentives paid outside the MLS concession field, such as rate buydowns through a builder lender, may not show up there. The MLS Fort Myers figures cover only the city limits and downtown MLS areas, so corridors such as Iona, Whiskey Creek and Gateway, which are mostly unincorporated, are not in them. The pull has no ZIP code cut, so figures for 33905, 33913 and 33966 are not shown, and there is no HOA or CDD amount for Fort Myers new construction communities.
Where is new construction concentrated around Fort Myers?
New construction clusters east of I-75, along the Lehigh Acres corridor, in North Fort Myers and in Alva, mostly in unincorporated Lee County rather than inside city limits.
Since 2010, unincorporated Lee County accounted for 42% of permitted homes in the county and the City of Cape Coral for 29%, and permits for all home types rose 12% to about 10,450 in the 12 months ending April 2025 (HUD Comprehensive Housing Market Analysis, as of May 1, 2025). Many communities carry a Fort Myers mailing address but sit outside the city, which changes flood rules, permitting and tax rates. The Fort Myers guide explains each corridor, from downtown condos to the gated communities near the airport.
Location also drives commute and storm exposure. Communities east of I-75 sit farther from Gulf storm surge and closer to Southwest Florida International Airport, while homes near the river and Iona trade more water exposure for beach and boating access.
What incentives are Fort Myers builders offering?
Rate buydowns are the main offer. D.R. Horton advertises a 5.50% fixed rate, 6.030% APR, at Bentley Crossing for contracts signed on or after August 19, 2026 that close by December 15, 2026, using DHI Mortgage.
The builder's own example shows a $353,285 home with a $335,621 loan and a $2,365 estimated monthly payment that includes taxes, insurance, mortgage insurance and HOA (D.R. Horton, accessed November 6, 2026). Pulte's Fort Myers metro page lists a choice of an included pool or up to $77,000 toward closing costs, a rate buydown, design options or quick move-ins for November 9 to 30, varying by community, and quick move-in savings of $0 to $100,000 in select Southwest Florida communities. Lennar offers buydowns and closing cost help on select Naples and Fort Myers homes financed with Lennar Mortgage.
Every offer has a deadline and a lender condition. Our guide to builder incentives and rate buydowns shows how to turn each one into a dollar figure and compare them.
What fees come with a new Fort Myers home?
Expect HOA dues in nearly every new community and a CDD assessment in many, both on top of property taxes and insurance. Get the exact figures in writing before you sign.
A community development district, or CDD, is a special taxing district that pays for a community's roads, drainage or amenities through an assessment on your property tax bill. Florida law requires the first sale contract in a CDD to carry a bold disclosure that the district may levy assessments in addition to county taxes (Florida Statutes 190.048). Ask how much of the CDD charge is bond debt and when it pays off.
Budget taxes on the finished home, not the first bill. Florida assesses property as of January 1, so a home finished during the year may show only part of its value on that year's bill, and the next bill can jump. If it will be your primary residence, file for homestead by March 1. Amendment 3 raises the non-school homestead exemption to up to $150,000 in 2027, but it does not reduce CDD, HOA or other non-ad valorem charges (Leon County Property Appraiser, November 2026).
Do new homes in Fort Myers flood?
New homes are built to current elevation and wind codes, which lowers risk, but any home can flood in heavy rain or surge. Check the flood zone and elevation certificate for the specific lot.
First Street data on Redfin rates 38% of City of Fort Myers properties as likely to be severely affected by flooding over 30 years. NFIP policyholders inside the city get a 20% Community Rating System discount (WGCU, January 2025), and those in unincorporated Lee County get 25% (Lee County). Starting January 1, 2027, Citizens requires flood coverage on every personal residential policy with wind coverage (Citizens, accessed November 6, 2026). Our flood insurance guide covers how to quote it early.
Newer construction tends to price better for wind coverage because Florida requires insurers to offer discounts for wind-resistant features (Florida Statutes 627.0629). Ask the builder for the wind mitigation details and get a quote before the inspection period ends.
Is a new home or a resale home the better value in Fort Myers?
A new home usually wins on insurance, maintenance and builder-paid financing, while a resale often wins on price per square foot, lot size and negotiating room. Compare total monthly cost, not list price.
| Factor | New construction | Resale |
|---|---|---|
| Typical price | Volume-builder homes listed from about $275,000 to $510,000 (builder and Homes.com listings, November 6, 2026). Closed new sales in Lehigh Acres had a $317,000 median (MLS, 12 months) | Fort Myers city limits resale single-family median $550,000 (MLS, 12 months to October 2026) |
| Financing help | Builder rate buydowns such as 5.50% fixed through December 15, 2026 (D.R. Horton) | Seller credits are negotiable. 50.5% of city single-family sales closed after a price reduction (MLS, 12 months to October 2026) |
| Insurance | Current wind code, usually stronger mitigation credits | Depends on roof age, windows and elevation |
| Fees | HOA in nearly all communities, CDD in many | Ranges from no HOA in older neighborhoods to HOA and CDD in newer ones |
| Timing | Quick move-ins in weeks; to-be-built homes take months | Typical 30 to 45 day closing |
| Warranty | Builder's written limited warranty | Optional home warranty; inspection drives repairs |

How do I buy a new home in Fort Myers step by step?
Register your agent first, then narrow communities by location and fees before you fall for a model. The steps below follow the order that protects your incentives and deposit.
- Register your agent at first contact. Many builders require the agent at your first visit or they will not cooperate on that home.
- Get pre-approved with an outside lender. This gives you a baseline to judge the builder lender's offer.
- Shortlist by total cost. Add HOA, CDD, estimated taxes and insurance to each community's payment.
- Check the lot. Pull the flood zone, ask for the elevation plan and note what backs up to the lot.
- Compare written incentives. Put two or three builders' offers side by side in dollars with their deadlines.
- Review the purchase agreement. Focus on deposit terms, completion and closing dates, rate lock length and warranty.
- Inspect independently. Hire an inspector for pre-drywall and the final walk-through, and again before the first warranty year ends.
- Bind insurance early. Quote homeowners and flood well before closing, since insurers can pause new policies when a storm threatens.
Cameron handles each of these steps with buyers, from builder registration and contract comparison to scheduling inspections and insurance quotes.
Frequently asked questions
What is the cheapest new construction near Fort Myers?
Volume-builder communities along the Lehigh Acres corridor and east of I-75 have the lowest advertised prices. D.R. Horton listed Bentley Crossing and Hemingway Pointe from $299,999, and Neal Communities listed Verandah's Celebration homes from $275,990 (D.R. Horton and Homes.com, November 6, 2026). Add HOA, CDD, taxes and insurance before comparing them with resale homes.
Do new homes in Fort Myers have CDD fees?
Many do. A CDD assessment funds a community's infrastructure and appears as a non-ad valorem charge on the Lee County tax bill, separate from HOA dues. Florida Statutes 190.048 requires a bold CDD disclosure in the first sale contract. Ask for the annual amount, the bond portion and the payoff date, and look up the parcel with the Lee County Tax Collector.
Are builders in Fort Myers offering rate buydowns?
Yes. D.R. Horton advertised a 5.50% fixed rate at Bentley Crossing for contracts signed on or after August 19, 2026 that close by December 15, 2026, using DHI Mortgage. Pulte and Lennar list buydown and closing cost incentives on select homes. The market average was 7.18% on November 5, 2026 (Freddie Mac), so these offers can cut payments noticeably.
Is a Fort Myers address always in the City of Fort Myers?
No. Most new communities with a Fort Myers mailing address are in unincorporated Lee County. That changes which government handles permits and floodplain rules, the flood insurance discount (20% in the city, 25% in unincorporated Lee) and some tax rates. Check the Lee County Property Appraiser record for the parcel before you compare costs.
Should I get an inspection on a new home?
Yes. Municipal inspectors confirm code minimums at set stages, while an independent inspector you hire checks workmanship, roofing, drainage and finish items. The best times are pre-drywall, the final walk-through and shortly before the first year of the builder warranty ends. Confirm in writing that the builder allows outside inspectors and how much notice they need.
Can I use my own agent with a Fort Myers builder?
At most builders, yes, if the agent is registered at your first contact or visit. Lennar's broker policy, for example, asks the agent to join the buyer on the first visit, in person or virtual. The on-site sales consultant works for the builder, so your own agent is the person checking the contract, fees and incentives for you.
