Living in Naples, FL: Homes, Costs and What to Know Before You Buy
Naples, FL homes: $575,000 median (NABOR, Sept 2026), flood zones, insurance, HOA and CDD fees, condo law changes, and when to buy. Local guide.
Buying a home in Naples means choosing between two different markets: single-family homes that have held their prices, and condos that have softened as Florida's new condo safety laws push costs onto owners. The real cost of ownership comes down to flood zone, insurance, HOA or CDD fees, and building age, so those deserve as much attention as the list price.
What does a home cost in Naples right now?
The median closed price across the Naples area was $575,000 in September 2026, with single-family homes at $747,500 and condos at $400,000, according to the Naples Area Board of Realtors (NABOR). Location drives huge swings, from inland neighborhoods east of I-75 to Gulf-front estates.
Single-family prices rose 3.1% year over year while condos fell 2.4% (NABOR). Older condo buildings are carrying new inspection and reserve costs, and buyers are pricing that in.
Note that "Naples" on a listing usually means greater Naples, not the small City of Naples, where the Census puts the median owner-occupied home value at $1,525,600 (American Community Survey, 2020 to 2024). Most buyers land in unincorporated Collier County.

Does Naples flood?
Yes. Collier County's floodplain office says large portions of the county are in a high-risk flood zone, and coastal Naples took storm surge in both 2022 and 2024. Whether a specific home floods depends on its elevation, flood zone, and construction year.
During Hurricane Ian in September 2022, the National Weather Service reported significant to major surge flooding across almost all of Collier County south and west of US-41. Helene in 2024 passed offshore and still pushed an estimated 3 to 4 feet of water into streets and parking lots near Naples beaches, per the NWS.
Before you write an offer, look up the flood zone at collier.gov/floodmap and ask for an elevation certificate. Know the 50% rule: if repairs or improvements cost 50% or more of a building's market value, it must be brought up to current elevation requirements.
What does homeowners and flood insurance cost?
Insurance is one of the biggest monthly costs in Naples and varies by roof age, construction, elevation and flood zone. Get a quote on the specific property.
For context, the Insurance Information Institute put the average Collier County homeowners premium at $5,534 a year as of March 31, 2026, based on Florida regulatory data. A separate Insurify estimate using a standardized coverage scenario put it at $10,052 for the first half of 2026.
Flood insurance is a separate policy. If you are with Citizens Property Insurance, flood coverage is required on wind policies with dwelling coverage of $400,000 or more as of January 1, 2026, and on all such policies starting January 1, 2027. Condo unit-owner policies are exempt. Unincorporated Collier County's Class 5 rating in FEMA's Community Rating System gives eligible flood policies a 25% discount. New flood policies typically have a 30-day wait.
What are HOA and CDD fees like?
Most newer Naples communities have an HOA, and many planned and golf communities also sit inside a Community Development District (CDD). Get exact figures for every property.
Collier County lists 29 CDDs in its unincorporated area. A CDD is a special-purpose government under Chapter 190 of Florida Statutes that finances roads, drainage and amenities, billed on your property tax bill as a non-ad valorem assessment. Many golf communities also have bundled club memberships, so ask for dues and any capital contribution due at closing.
On taxes, Collier County's general fund rate is 3.0107 mills for fiscal 2026 to 2027 (maximum rate set July 2026, per Naples Press), but your bill also includes school, fire, city and other levies. If the home will be your primary residence, file for homestead exemption with the Collier County Property Appraiser before March 1.
Which parts of Naples should buyers look at?
It depends on whether you want beach access, boating, golf, newer construction or more land.
- Olde Naples and Port Royal: The historic core around Fifth Avenue South and Third Street South, plus Port Royal's deep-water estates. The top price tier, near the beach and Naples Pier.
- Park Shore, Moorings and Pelican Bay: Gulf-front and near-Gulf high-rise condos, plus waterfront homes on canals and bays. Many condo buildings here are decades old, so the condo law section applies directly.
- Vanderbilt Beach and Naples Park: North Naples near the beach. Naples Park is a grid of older, smaller homes, some rebuilt or elevated after Ian, priced well below nearby Gulf-front areas.
- North Naples along Immokalee Road: Gated golf and resort-style communities, many built from the 1990s onward, usually with HOAs and often CDDs.
- East Naples: Older homes and condos near US-41 and newer planned communities toward Collier Boulevard.
- Golden Gate Estates: Larger lots east of I-75, with many parcels outside any HOA. Well and septic are common, so inspect both.
Public schools are run by Collier County Public Schools. Boundaries change, so verify assigned schools for any address directly with the district.
When is the best time to buy in Naples?
Late spring through early fall usually brings less competition. Winter season, roughly January through April, brings the most buyers.
NABOR's numbers show the swing. April 2026 saw 1,388 pending sales and a $630,000 median. By September 2026 pending sales were 702 and the median was $575,000. Summer is also hurricane season, when carriers can pause new policies as a storm approaches.
What should condo buyers know after the new Florida condo laws?
Florida now requires milestone structural inspections and Structural Integrity Reserve Studies (SIRS) for condo buildings three or more stories tall, and associations generally can no longer skip funding reserves for major structural items. In many older Naples buildings that has meant higher dues and special assessments.
The rules came from SB 4-D after the 2021 Surfside collapse and were revised by HB 913, signed in June 2025. Milestone inspections are due once a building reaches 30 years and every 10 years after. SIRS are required every 10 years and cover the roof, structure, waterproofing, plumbing, electrical and other major components.
Before buying, get the milestone inspection, SIRS, budget and board minutes, and ask about pending special assessments.
Frequently asked questions about buying in Naples
What is the median home price in Naples, FL?
The Naples Area Board of Realtors reported a median closed price of $575,000 for all homes in September 2026, with single-family homes at $747,500 and condos at $400,000. Values inside City of Naples limits run much higher. Check the latest monthly NABOR report.
Is Naples in a flood zone?
Much of it is. Collier County says large portions of the county are in high-risk flood zones, and coastal areas saw surge in Hurricanes Ian and Helene. Flood zone, elevation and construction year vary home by home, so look up the address on Collier County's flood map and ask for an elevation certificate.
How much is homeowners insurance in Naples?
It varies widely. The Insurance Information Institute put the average Collier County premium at $5,534 a year as of March 31, 2026, while an Insurify standardized estimate was $10,052 for the first half of 2026. Roof age, construction and flood zone drive the number, so get quotes before your inspection period ends.
Do I need flood insurance in Naples?
Your lender will require it in a high-risk zone. With Citizens, flood coverage is required on wind policies with dwelling coverage of $400,000 or more in 2026 and on all such policies starting in 2027. Even outside a mapped high-risk zone, flood coverage is worth pricing.
What is a CDD fee in Naples?
A Community Development District is a special district that funds infrastructure and amenities in many planned communities. Its charges appear on your property tax bill as non-ad valorem assessments, separate from HOA dues. Collier County lists 29 CDDs in its unincorporated area. Check the tax bill for the exact amount.
Are Naples condos a good buy after the new condo laws?
Some are, but you have to do the homework. Milestone inspection and SIRS requirements have raised dues and triggered special assessments in many older buildings, which helps explain why the median condo price dipped 2.4% year over year in September 2026. Review the inspection report, reserve study and board minutes first.
When is the best time to buy a home in Naples?
Late spring through early fall typically offers less competition. NABOR reported 1,388 pending sales in April 2026 versus 702 in September 2026, showing how much demand drops after winter season. The tradeoff is hurricane season, which can delay insurance binding and closings.
How do I find schools for a Naples address?
Public schools in Naples are operated by Collier County Public Schools. Attendance boundaries can change from year to year, so confirm the assigned schools for a specific address directly with the district before you buy, rather than relying on a listing description or a website.
