Lenders require flood insurance for homes in FEMA high-risk zones with a federally backed mortgage. Citizens Property Insurance also requires flood coverage on wind policies with $400,000 or more in dwelling coverage as of January 1, 2026, and on all such policies starting January 1, 2027. Get a quote on the specific home during your inspection period.
What is a CDD fee?
A Community Development District is a special district that pays for roads, drainage and amenities in many planned communities. Its charges appear on the property tax bill as non-ad valorem assessments, separate from HOA dues. Ask for the annual amount and whether a bond balance remains before you write an offer.
What should condo buyers check after Florida's new condo laws?
Ask for the milestone inspection report, the Structural Integrity Reserve Study, the current budget and reserve balance, recent board minutes and any pending special assessments. Florida requires milestone inspections for condo buildings three or more stories tall at 30 years and every 10 years after.
When is the best time to buy in Southwest Florida?
Buyers usually have more room to negotiate from late spring through fall, after the January to April season. Hurricane season runs June 1 to November 30, and insurers can pause new policies when a storm threatens, so line up insurance early.
