Living in Fort Myers, FL: Home Prices, Flood Risk and What Buyers Should Know

Fort Myers home prices, flood zones, insurance, HOA and CDD fees, condo rules and areas to consider, explained by a local agent with sourced 2026 data.

Buying a home in Fort Myers means picking between very different housing markets: downtown riverfront condos, older homes along the McGregor corridor, waterfront and golf communities near the beaches, and newer master-planned neighborhoods east of I-75. Prices are moderate for coastal Florida right now, but flood zone, insurance, HOA and CDD fees, and condo reserve rules can change your monthly cost a lot.

What does a home cost in Fort Myers right now?

Redfin reported a Fort Myers median sale price of $330,842 for the three months ending September 2026, up 3.7% from a year earlier. Zillow's home value index, which measures typical values instead of sales, was $304,566 as of September 30, 2026, down 4.2% over the year.

The two measure different things, but both point to a level market where buyers can negotiate. Redfin found only 3.5% of homes selling above list and 36% taking a price cut in that period.

A "Fort Myers" mailing address is often in unincorporated Lee County, not the city, which changes flood rules, utilities and tax rates. Check the property record.

Does Fort Myers flood?

Parts of Fort Myers do flood, especially low areas near the Caloosahatchee River, the canals off McGregor Boulevard and the communities closest to Estero Bay and the beaches. Areas east of I-75 sit farther from surge, though heavy rain can still flood streets.

Hurricane Ian made landfall near Fort Myers on September 28, 2022, and the National Hurricane Center described a catastrophic surge of 10 to 15 feet on nearby barrier islands (Insurance Journal, April 2023). During Hurricane Milton in October 2024, surge readings near the Caloosahatchee in Fort Myers were approaching 4 feet on the evening of landfall (Fort Myers Beach Talk). First Street data on Redfin's Fort Myers page rates 38% of city properties as likely to be severely affected by flooding over the next 30 years.

Check the FEMA flood zone, get the elevation certificate and ask about past flood claims. Badly damaged homes below base flood elevation can fall under FEMA's substantial damage rule (the "50% rule"), which can require bringing the structure up to current flood standards.

What does homeowners and flood insurance cost in Fort Myers?

It depends on roof age, construction, elevation, flood zone and carrier, so get a quote on the specific property during your inspection period.

An Insurify study reported by WFLX in April 2026 put the average Florida homeowners premium at about $8,292 for 2025. Citizens Property Insurance announced an average 8.8% cut for homeowners multiperil policies in 2026 and reported about 336,000 policies, down 76% from its October 2023 peak (March 2026).

For flood insurance, the City of Fort Myers moved to Class 6 in FEMA's Community Rating System, earning eligible NFIP policyholders in the city a 20% discount (WGCU, January 2025). Unincorporated Lee County policyholders receive a 25% discount, according to Lee County. Confirm which community your address falls under.

What should I know about HOA fees, CDDs and condo rules?

Much of Fort Myers housing sits inside an HOA or condo association, and many newer communities also have a CDD (community development district). CDD charges appear on the tax bill as non-ad valorem assessments.

Read the association budget, reserves, recent minutes and any pending special assessments. For CDDs, ask about the remaining bond balance. Golf communities may add club dues.

Condo buyers have extra homework. After the Surfside collapse, Florida now requires milestone structural inspections for condo buildings three or more stories tall once they reach 30 years old, then every 10 years, plus structural integrity reserve studies (SIRS) every 10 years. The 2025 law, HB 913, adjusted those rules, including limited situations where associations may waive SIRS-recommended funding (Withum, August 2025). Ask for the latest milestone report and SIRS, because underfunded reserves often mean special assessments for the next owner.

Which parts of Fort Myers should buyers look at?

Fort Myers is best understood by corridor. Each one has its own housing type, age and water exposure.

Downtown and the River District

Mid-rise and high-rise condos along the Caloosahatchee, plus some historic homes and townhomes nearby. Check building age, milestone inspection results, reserves and flood exposure on lower floors and parking garages.

McGregor Boulevard corridor

Older single-family neighborhoods with mature trees, some riverfront estates and some canal homes, plus historic districts close to downtown. Expect a wide price range and varying elevation.

Whiskey Creek and South Fort Myers

Established single-family neighborhoods and condo communities between McGregor and US 41, many on small canals or lakes. Often a middle price tier with older housing stock, so roof age and renovation history matter.

Iona and the beach side (33908)

Closest to Fort Myers Beach and the Sanibel Causeway, with gulf access canal homes, golf communities and many condos. Mostly unincorporated Lee County. Water access and convenience to the beaches come with higher flood exposure, so insurance quotes are essential here.

East of I-75 (Gateway, Daniels and Colonial corridors)

Newer master-planned and gated communities, golf and amenity communities, and new construction. Generally farther from storm surge and close to Southwest Florida International Airport. HOA fees and CDD assessments are common, so factor them into the payment.

Public schools are run by the School District of Lee County. Check the current school assignment for any address directly with the district.

How do property taxes and homestead work in Fort Myers?

If it will be your primary residence, file for homestead with the Lee County Property Appraiser by March 1. The Appraiser lists a $25,000 base exemption plus an additional exemption of up to $26,411 for tax year 2026 on non-school taxes, and the Save Our Homes cap limits yearly assessment increases to 3%. Do not budget off the seller's bill, since the assessment usually resets after a sale.

When is the best time to buy in Fort Myers?

Late spring through fall usually gives buyers more room to negotiate, after the winter season when seasonal buyers return.

Hurricane season runs June 1 to November 30, and insurers often pause new policies when a named storm threatens, which can delay closings. Comparing options? See our guides to Cape Coral, Estero, Bonita Springs, Naples and Marco Island.

Fort Myers FAQ

Is Fort Myers a good place to buy a home?

It can be, as long as you price the full cost of ownership. Fort Myers offers condos, older in-town homes, waterfront homes and newer gated communities at moderate prices for coastal Florida. Before buying, check the flood zone, elevation, insurance quotes, HOA and CDD fees, and for condos, the milestone inspection and reserve study.

What is the median home price in Fort Myers?

Redfin reported a median sale price of $330,842 for the three months ending September 2026, up 3.7% from a year earlier. Zillow's typical home value was $304,566 as of September 30, 2026, down 4.2% over the year. The figures differ because Redfin tracks actual sales while Zillow estimates values across all homes.

Is a Fort Myers address always in the City of Fort Myers?

No. Many homes with a Fort Myers mailing address are in unincorporated Lee County, including large areas near the beaches and east of I-75. That changes which government handles your flood rules, building permits, utilities and some tax rates. Check the Lee County Property Appraiser record to confirm the jurisdiction.

Do I need flood insurance in Fort Myers?

Lenders require it for homes in FEMA high-risk zones with a federally backed mortgage. Outside those zones it is optional, but many owners still buy it. City of Fort Myers NFIP policies get a 20% Community Rating System discount, and unincorporated Lee County policies get 25%. Get a quote on the exact address before you commit.

What is a CDD fee in Fort Myers?

A community development district is a special district that finances roads, utilities and amenities in many newer communities. Owners pay it through a non-ad valorem assessment on the property tax bill, separate from HOA dues. Ask for the annual amount, the remaining bond balance and the payoff date before you write an offer.

What should condo buyers check in Fort Myers?

Ask for the building's milestone inspection report, the structural integrity reserve study, the current budget, reserve balances and any planned special assessments. Florida requires milestone inspections for condo buildings three or more stories tall at 30 years and every 10 years after. Underfunded reserves often turn into special assessments for owners.

How long do homes take to sell in Fort Myers?

Redfin reported a median of 81 days on market for the three months ending September 2026, down 11 days from a year earlier. Zillow showed a median of 65 days to pending as of September 30, 2026. Well-priced, updated homes on higher ground tend to move faster than homes needing work.

When is hurricane season in Fort Myers?

Atlantic hurricane season runs June 1 to November 30. When a named storm threatens Southwest Florida, insurers commonly stop binding new policies until it passes, which can delay closings. Buyers in summer and fall should line up insurance early and allow some flexibility in the closing date.
