I work with buyers and sellers across Southwest Florida, and most of my business comes from people who were referred by someone I've already helped. That shapes how I work: I would rather talk you out of the wrong house than close a deal you regret at the first insurance renewal.
Southwest Florida is not one market. Naples, Bonita Springs, Estero, Fort Myers, Cape Coral and Marco Island each have their own price behavior, their own buyer pool, and their own set of things that quietly cost money after closing — flood zones, assessments, CDD fees, HOA reserves, insurance history. I know these communities well enough to tell you which of those apply before you write an offer, not after.

Pricing conversations start with what has actually closed nearby, and I'll show you the comparables. If the number is lower than you hoped, you'll hear it from me first rather than from ninety days of silence.
You hear back
Calls returned the same day. Offers, inspection findings and deadlines communicated as they happen, not summarized after the fact.
No pressure to move fast
Some people are ready this month, some are eighteen months out. Both are fine. I'd rather be useful now and earn the business later.
