Living on Marco Island, FL: Home Prices, Flood Risk and Costs to Know
Marco Island homes: $1.6M single-family median (Sept 2026), flood maps, insurance, seawalls, taxes, condo law changes and where to buy on the island.
Buying on Marco Island means buying waterfront or close to it, at prices well above most of Southwest Florida: the median single-family home sold for $1.6 million in September 2026. Nearly every decision here comes back to water, so flood zone, elevation, seawall condition, insurance and condo reserves matter as much as the view.
What does a home cost on Marco Island right now?
The Marco Island Area Association of Realtors (MIAAOR) reported median sale prices of $1.6 million for single-family homes, $600,000 for condos and $475,000 for vacant lots in September 2026. Both sales volume and inventory fell year over year.
MIAAOR counted 67 sales in September 2026 and 358 properties for sale, down 30% from September 2025. Total sold volume was $89.5 million, down 31%. One month on a small island can swing a lot, so look at several months before drawing conclusions.
Marco Island is its own city of 16,421 residents (U.S. Census estimate, July 2025), and its sales are tracked by MIAAOR, not the Naples Area Board of Realtors. For the mainland, see our Naples guide.

Does Marco Island flood?
Yes, Marco Island is a low barrier island and flood risk is part of owning here. Redfin, using First Street data, rates the island's flood risk as extreme, with 96% of properties likely to be severely affected over the next 30 years.
The National Weather Service estimated about $256 million in damage on Marco Island from Hurricane Ian in 2022. During Helene in 2024, which passed far offshore, the NWS reported 1 to 3 feet of inundation, mostly on streets, with minor water intrusion into several structures.
The island's current flood map (FIRM) dates to May 16, 2012. FEMA has issued preliminary new maps for all of Marco Island and coastal Collier County, but the City of Marco Island says they have not yet been adopted. Check both the current and preliminary maps for any home you are considering. Ask for an elevation certificate, and note that Collier County's 50% rule applies: if repairs or improvements cost 50% or more of a building's market value, it must be brought up to current elevation standards.
What does homeowners and flood insurance cost on Marco Island?
Insurance on Marco Island is expensive and property specific. Elevation, roof age, construction, wind mitigation and flood zone all move the number, so get quotes during your inspection period.
For a county baseline, the Insurance Information Institute put the average Collier County homeowners premium at $5,534 a year as of March 31, 2026, based on Florida regulatory data. A separate Insurify estimate using a standardized coverage scenario came in at $10,052 for the first half of 2026.
Flood coverage is a separate policy. Marco Island holds a Class 6 rating in FEMA's Community Rating System, which gives eligible flood policies a 20% discount, according to the city. If your homeowners policy is with Citizens Property Insurance, flood coverage is required on wind policies with dwelling coverage of $400,000 or more as of January 1, 2026, and on all such policies starting January 1, 2027. Condo unit-owner policies are exempt.
What are HOA fees, taxes and assessments like?
Many single-family canal homes on Marco Island have no HOA, while condos and gated areas carry association fees that can be substantial. Property taxes and city infrastructure costs are the other line items to watch.
Your tax bill includes Collier County levies (the county general fund rate is 3.0107 mills for fiscal 2026 to 2027, per Naples Press), the school district, and the City of Marco Island. In September 2025 the city council approved a property tax rate increase of nearly 2% after considering, and backing away from, an increase of roughly 34% aimed at roads and bridges, WGCU reported. One council member said he would push for a referendum to borrow at least $40 million for roads, bridges, stormwater and boardwalks.
For canal homes, the seawall is a cost that listings rarely mention. Owners generally maintain their own, so have it inspected. If the home will be your primary residence, file for homestead exemption with the Collier County Property Appraiser before March 1.
Which parts of Marco Island should buyers look at?
Marco breaks down into Gulf-front high-rises, canal homes with boating access, and a few distinct older and gated enclaves.
- Gulf-front condos along South Collier Boulevard: High-rise and mid-rise buildings on the beach. Many are decades old, so milestone inspections and reserve studies are a central part of the purchase.
- Canal homes: Much of the island is a grid of single-family homes on canals with dockage. Gulf access varies by location. Some canals have bridges that limit boat height, so check the route to open water if you own or plan to own a larger boat.
- Old Marco: The north end around the historic village, with older homes and a mix of waterfront and inland properties.
- Gated enclaves: Communities such as Hideaway Beach, with association amenities and corresponding HOA fees.
- Vacant lots and new construction: With a $475,000 median lot price in September 2026, building new is a real option. New homes meet current elevation and wind codes.
Nearby Isles of Capri and Goodland are outside Marco Island city limits, with their own character and rules. Public schools are run by Collier County Public Schools, so confirm assigned schools for any address directly with the district.
When is the best time to buy on Marco Island?
Buyers usually find less competition from late spring through early fall, when seasonal residents have left. Winter, roughly January through April, brings the most showings and the most new listings.
The off-season overlaps with hurricane season, which runs June through November. Insurers can pause new policies when a storm approaches, so get quotes early in your contract.
What should condo buyers know after the new Florida condo laws?
Florida now requires milestone structural inspections and Structural Integrity Reserve Studies (SIRS) for condo buildings three or more stories tall, and associations generally can no longer waive reserves for major structural items. On an island full of older Gulf-front towers, that means higher dues and special assessments in many buildings.
The rules came from SB 4-D after the 2021 Surfside collapse and were updated by HB 913, signed in June 2025. Milestone inspections are due when a building reaches 30 years old and every 10 years after. SIRS are required every 10 years and cover the roof, structure, waterproofing, windows, plumbing, electrical and other major components.
Before you buy, get the milestone inspection, SIRS, budget and board minutes, and ask about pending special assessments.
Frequently asked questions about buying on Marco Island
What is the median home price on Marco Island?
The Marco Island Area Association of Realtors reported a median sale price of $1.6 million for single-family homes, $600,000 for condos and $475,000 for vacant lots in September 2026. Monthly figures on a small island can move a lot, so compare several months before deciding what a fair price is.
Is Marco Island in a flood zone?
Most of the island is in a flood zone. Redfin, using First Street data, says 96% of Marco Island properties are likely to be severely affected by flooding over 30 years. The current FEMA map dates to 2012, and preliminary new maps have not yet been adopted, so check both for any address.
How much is flood insurance on Marco Island?
It depends on elevation, zone, building age and coverage, so get a quote for the specific home. Marco Island's Class 6 rating in FEMA's Community Rating System gives eligible flood policies a 20% discount. Citizens policyholders with dwelling coverage of $400,000 or more must carry flood insurance in 2026.
How did Hurricanes Ian and Helene affect Marco Island?
The National Weather Service estimated about $256 million in damage on Marco Island from Hurricane Ian in 2022. During Helene in 2024, the NWS reported 1 to 3 feet of inundation, mainly on streets, with minor water intrusion into several structures. Elevation and construction year made a big difference.
Do Marco Island homes have HOA fees?
Many single-family canal homes have no mandatory HOA, while condos and gated areas such as Hideaway Beach carry association fees. Canal homeowners should budget for seawall and dock maintenance, which is generally the owner's responsibility. Always ask for the association budget and assessment history.
Are Marco Island condos affected by the new Florida condo laws?
Yes. Buildings three or more stories tall must complete milestone inspections at 30 years and Structural Integrity Reserve Studies every 10 years, and fund reserves for major components. Many Gulf-front towers on Marco are old enough that this applies now, which can mean higher dues or special assessments.
Are property taxes going up on Marco Island?
The city council approved a property tax rate increase of nearly 2% in September 2025 after backing away from a much larger increase for roads and bridges, WGCU reported. A council member has proposed a referendum to borrow at least $40 million for infrastructure, so watch for future votes.
