How to Price and Sell a House in Cape Coral Right Now
Cape Coral buyers have choices and time to compare. Here is how to price from closed sales, answer flood and insurance questions early, and sell this season.
To sell a house in Cape Coral now, price it against recent closed sales for your water type and condition, have flood, insurance, seawall and utility assessment answers ready before showings, and list early in the January to April season. Cape Coral's single-family median was $393,000 in October 2026, up 5.6% from a year earlier, with 5.1 months of supply, and homes sold for a median 95.2% of original list price, so overpriced listings sit while well-priced ones still sell (Cameron Smith analysis of MLS data, October 2026). Buyers are comparing several homes at once, and the one with the fewest open questions usually wins.

Is it a buyer's or seller's market in Cape Coral?
Cape Coral is a balanced to buyer-leaning market with 5.1 months of single-family supply in October 2026, down from 6.4 a year earlier. Supply has tightened from last year, but buyers still negotiate, and 52.6% of October sales closed after a price reduction (Cameron Smith analysis of MLS data, October 2026).

- 30-year fixed mortgage: 7.18% (Freddie Mac, November 5, 2026)
How these numbers were measured. Figures come from closed MLS sales and listings in Southwest Florida MLS, pulled November 6, 2026. Each city follows the MLS City field. Estero includes Miromar Lakes, Fort Myers covers only the city limits and downtown MLS areas (unincorporated Fort Myers mailing addresses are left out), and Naples is the Naples postal city on the Collier mainland, with Marco Island counted separately. Single-family means detached homes and detached villas that are not condo owned. Condo and townhouse covers condo-owned units in low, mid and high rise buildings, attached villas and townhouses. Manufactured homes, co-ops, timeshares, land and rentals are excluded. Sales under $20,000 or below 50% or above 150% of list price were dropped, and sales entered after the fact without MLS marketing count toward prices but not toward days or sale-to-list figures. Days list to contract runs from the listing date to the first pending date. Months of supply is active listings at period end divided by average monthly closed sales over the prior 12 months. Flood zone is not in the MLS export, so any flood zone figures on this page come from FEMA or county sources.
How long does it take to sell a house in Cape Coral?
Plan on about 80 days from listing to closing, since Cape Coral single-family homes took a median 48 days to go under contract and 33 more days to close in October 2026 (Cameron Smith analysis of MLS data, October 2026).
The 12-month median was 53 days to contract, but that is a median. Homes priced right in the first two weeks often go under contract quickly, while homes that start high can sit for months and sell after several reductions. Over the 12 months to October 2026, 55.3% of Cape Coral single-family sales closed after at least one price reduction (Cameron Smith analysis of MLS data, 12 months to October 2026). Cash buyers closed in a median 26 days and financed buyers in 35 days over the same period, because a financed buyer needs the appraisal, insurance and loan approval, so plan your next move around the closing date, not the contract date.
How do I price my Cape Coral home to sell this season?
Price from closed sales that match your home's water type, location and condition, not from active listings or an online estimate. In Cape Coral, water access changes value more than almost anything else.
My pricing analysis sorts comparable sales into the groups buyers actually compare:
- Water type: gulf access with no bridges, gulf access with bridges or a lift, freshwater canal, or dry lot
- Location: distance to the river or open water by boat, and the quadrant of the city
- Condition and age: roof age and type, impact windows or shutters, HVAC age, pool and cage condition, and whether the home took water in 2022 or 2024
- Elevation and flood zone: which affect the buyer's insurance quote and therefore their payment
- Utilities: city water and sewer connected, or a UEP assessment pending or paid
Water type is the biggest price split in Cape Coral, with gulf access homes with no bridges selling at a median $769,500 over the past 12 months, versus $340,000 for dry lot homes.
| Segment | Closed sales | Median price | Median price per sq ft | Median days list to contract | Sale vs original list |
|---|---|---|---|---|---|
| Gulf access, no bridges | 480 | $769,500 | $370 | 55 | 91.6% |
| Gulf access, bridges or lift | 611 | $709,000 | $332 | 61 | 92.7% |
| Freshwater canal | 707 | $445,000 | $235 | 56 | 94.7% |
| Lake or pond | 116 | $448,500 | $209 | 54.5 | 93.4% |
| Dry lot | 3,474 | $340,000 | $204 | 50 | 95.2% |

Then I check active and pending listings to see what buyers will compare you against this week, and recommend a list price and a plan for the first 21 days. With Cape Coral single-family sales closing at a median 94.6% of original list over the past 12 months, a price set slightly below the likely competition often nets more than a high start followed by reductions.
What do buyers ask about flood, insurance and seawalls?
Almost every Cape Coral buyer asks three things: did the house flood, what will insurance cost, and what shape is the seawall in. Have the answers in writing before your first showing.
- Flood history and elevation: provide an elevation certificate if you have one, the FEMA flood zone, and any repairs from Ian (2022), Helene or Milton (2024).
- Insurance: share your current premium, roof age and wind mitigation report. Citizens will require flood coverage on all wind-covered personal residential policies starting January 1, 2027, after phasing in from $600,000 dwelling value in 2024 to $400,000 in 2026 (Citizens Property Insurance). Many Cape Coral homes sit near those coverage levels, so buyers now price flood into every offer.
- Market trend: the statewide insurance market is easing. Citizens fell to 266,231 policies by August 2026 from about 1.4 million in 2023, and regulators approved more homeowner rate cuts averaging 7% in September 2026 (Insurance Journal, September 23, 2026).
- Seawall: for canal homes, buyers will hire a seawall inspection. Know the seawall's age and any repair history, and share permits.
A four-point and wind mitigation inspection done before listing can help a buyer get a quote quickly and avoid surprises during the inspection period.
How do UEP utility assessments affect my sale?
A utility expansion project (UEP) assessment is a non-ad valorem charge on the tax bill for water and sewer lines, and buyers treat an unpaid balance like debt on the house. Disclose it and decide early whether you will pay it off or credit the buyer.
In North 1 East, the assessment runs about $32,288 per standard lot before an expected $4,000 grant reduction, with a 30-year default annual payment of $3,385 on the tax bill at up to 6.25%, first billed in November 2026. Connection and septic removal costs are extra (Cape Coral Breeze, November 20, 2025). Over the 12 months to October 2026, MLS sales with the utility assessment noted as paid had a median price of $440,000, versus $400,000 where it was noted as unpaid and $345,000 where no assessment was noted, though location and lot type drive much of that gap (Cameron Smith analysis of MLS data, 12 months to October 2026). Amendment 3 does not reduce non-ad valorem assessments like this one (Leon County Property Appraiser, November 2026).
I pull the parcel's current bill from the Lee County Tax Collector and confirm the payoff amount with the city before we price, so the assessment is reflected in the list price or offered as a credit. Buyers respond far better to a known number than to a discovery during due diligence.
What must I disclose about past flooding?
Florida requires residential sellers to give a written flood disclosure at or before the time the contract is signed. Since October 1, 2025, it covers known flooding that damaged the home during your ownership, not only insurance claims, and flood assistance from any source.
The original law, s. 689.302, took effect October 1, 2024 and covers flood insurance claims, including NFIP claims, and federal assistance such as FEMA grants (laws.flrules.org, 2024). SB 948 expanded it in 2025 (Florida Realtors, September 30, 2025). Answer it accurately. If your home took water and was repaired, a clear record of the repairs, permits and the elevation certificate tells buyers what was done and usually helps the sale. If you are unsure how to answer a question, ask a real estate attorney before you sign.
Should I offer concessions or a rate buydown?
Often, yes, as a targeted tool instead of a price cut. With 30-year rates at 7.18% on November 5, 2026, a seller credit toward a buyer's rate buydown or closing costs can lower their monthly payment more than an equal price reduction.
You are also competing with builders. Lennar's incentives averaged 12.9% of the final sales price in Q2 2026, about $54,947 per home (ResiClub estimate via Fast Company, June 15, 2026), and local builder packages commonly run $10,000 to $50,000 (AgentsGather, July 21, 2026). Resale sellers do not need to match that, but a credit that pays for a buyer's flood policy for the first year, a seawall repair, or a temporary rate buydown can move a buyer who is choosing between your home and a new build. I model the payment effect for buyers in the listing materials so the credit is visible.
What will I net after closing costs?
Your net is the sale price minus your mortgage payoff, brokerage compensation, Florida documentary stamp tax on the deed, title and closing fees, prorated property taxes, any assessment payoff, and any credits you agree to give the buyer.
- Documentary stamp tax on the deed: $0.70 per $100 of sale price, so about $2,751 on a $393,000 sale (Florida Department of Revenue, accessed November 6, 2026).
- Property taxes: prorated to the closing date. Lee County bills arrive in November and cover the calendar year.
- UEP or other assessments: paid off or credited, as negotiated.
- Title insurance and closing fees: who pays the owner's title policy is negotiable and set in the contract.
- Brokerage compensation and buyer credits: negotiable and set in your listing agreement and the purchase contract.
Before you sign a listing agreement, I give you a written net sheet at three price points so you can see what each pricing choice means in dollars.
Frequently asked questions
What is the median home price in Cape Coral?
Cape Coral's single-family median sale price was $393,000 in October 2026, up 5.6% from $372,000 a year earlier, and $385,000 over the 12 months to October 2026 (Cameron Smith analysis of MLS data, October 2026). Condos and townhouses had a 12-month median of $212,500. Prices vary widely by water access, so gulf access homes and dry lot homes should be compared separately.
How much below asking are Cape Coral homes selling?
Cape Coral single-family homes sold for a median 95.2% of original list price in October 2026 and 97.9% of final list price (Cameron Smith analysis of MLS data, October 2026). The original list figure includes the effect of price reductions. Homes priced in line with recent closed sales from the start often sell closer to their list price, while homes that start high tend to sell for less after reductions.
Do I have to disclose hurricane flooding?
Yes. Florida's seller flood disclosure law requires residential sellers to disclose flood insurance claims, federal flood assistance and, since October 1, 2025, known flooding that damaged the property during their ownership, along with assistance from any source. The disclosure must be given at or before the time the contract is signed. Ask a real estate attorney if you are unsure how to answer.
Who pays an unpaid UEP assessment at closing?
It is negotiated in the purchase contract. Because a UEP assessment is billed on the property tax bill as a non-ad valorem charge, it stays with the property unless paid off. Sellers commonly either pay off the balance at closing or give the buyer a credit, and buyers sometimes agree to take over the annual payments. Confirm the payoff amount with the City of Cape Coral.
Is gulf access worth the price premium for buyers?
For buyers who boat, gulf access is the main reason to buy in Cape Coral, and they pay for it. Over the 12 months to October 2026, gulf access homes with no bridges sold at a median $769,500 and those with bridges or a lift at $709,000, versus $445,000 on freshwater canals and $340,000 on dry lots (Cameron Smith analysis of MLS data, 12 months to October 2026). The size of the premium depends on travel time to open water, bridges, lifts, canal width and seawall condition, so it varies a lot from street to street. When pricing a gulf access home, compare only sales with similar boating access.
When is the best month to list in Cape Coral?
Many sellers list from late fall into January so the home is on the market when seasonal buyers arrive, since showings in Southwest Florida usually peak from January through April. Cape Coral single-family closings peaked at 560 in April 2026, versus 302 in January 2026 (Cameron Smith analysis of MLS data, 12 months to October 2026). Hurricane season ends November 30, which also eases insurance binding for buyers. The right date for you depends on your next move, repairs and how long you can carry the home.
Does Amendment 3 help me sell?
Indirectly. Starting in 2027, buyers who homestead get a larger non-school exemption, up to $150,000 of assessed value in 2027 and $250,000 in 2028, which lowers their expected tax bill. Buyers who become Florida residents by December 31, 2026 qualify for the larger amount, which gives relocating buyers a reason to act now. It does not reduce UEP or other non-ad valorem charges.
