All prices are as listed on NewHomeSource and Toll Brothers on November 6, 2026, and change often. Compare that with the national median new home price of $400,400 in September 2026 (Census Bureau) and the Naples resale single-family median of $825,000 over the past 12 months (Cameron Smith analysis of MLS data, 12 months to October 2026), which is why many buyers find new construction east of I-75 priced below resale homes closer to the coast.
MLS snapshot, new versus resale

About 18.4% of new Naples single-family sales recorded a seller concession, with a median $15,000, versus 14.6% of resales.
How these numbers were measured. Figures come from closed MLS sales and listings in Southwest Florida MLS, pulled November 6, 2026. Each city follows the MLS City field. Estero includes Miromar Lakes, Fort Myers covers only the city limits and downtown MLS areas (unincorporated Fort Myers mailing addresses are left out), and Naples is the Naples postal city on the Collier mainland, with Marco Island counted separately. Single-family means detached homes and detached villas that are not condo owned. Condo and townhouse covers condo-owned units in low, mid and high rise buildings, attached villas and townhouses. Manufactured homes, co-ops, timeshares, land and rentals are excluded. Sales under $20,000 or below 50% or above 150% of list price were dropped, and sales entered after the fact without MLS marketing count toward prices but not toward days or sale-to-list figures. Days list to contract runs from the listing date to the first pending date. Months of supply is active listings at period end divided by average monthly closed sales over the prior 12 months. Flood zone is not in the MLS export, so any flood zone figures on this page come from FEMA or county sources. New construction means built in 2025 or later, or flagged as builder product. Seller concession shares and amounts were computed from the listing-level MLS file with the same cleaning rules, counting closed sales with a Seller Concession Amount above $0. Builder incentives paid outside the MLS concession field, such as rate buydowns through a builder lender, may not show up there. HOA dues combine HOA, master HOA and condo fees on an annual basis. The MLS has no separate CDD fee field, so CDD costs show up only inside the median total tax bill. The pull has no ZIP code cut, so figures for 34114, 34120 and 34142 are not shown.
Where is new construction in Naples?
Most of it is in East Naples near Collier Boulevard, in the 34120 area east of I-75, and in Ave Maria and the new towns of eastern Collier County.
Eastern Collier is where the next wave is planned. Lennar broke ground on Rivergrass off Oil Well Road on January 29, 2026, with more than 1,000 homes planned at roughly $300,000 to $700,000 and first residents expected in 2027 (Gulfshore Business, January 30, 2026). NewHomeSource lists Brightshore communities by Pulte Homes, Taylor Morrison and M/I Homes as coming soon. Collier County commissioners approved Horse Trials Village, with 3,205 homes on 1,217 acres and construction expected to start in 2027 (Naples Press).
Closer to the Gulf, new homes are mostly custom rebuilds and high-rise condos, such as the downtown projects in the table. Those carry the condo law and flood questions covered in our Naples guide. Comparing Collier with Lee? See Naples vs Bonita Springs.
What incentives are Naples builders offering?
Naples builders are offering design credits and rate buydowns, often tied to their own lenders. Toll Brothers advertises up to $25,000 off kitchen and bath design selections at Seven Shores from November 7 to 22, 2026.
Toll Brothers also lists a 4.625% first-year rate, 7.33% APR, on a jumbo 5/1 ARM with a 2/1 buydown on select Seven Shores homes (Toll Brothers, accessed November 6, 2026). Lennar advertises rate buydowns and closing cost help on select Naples and Fort Myers homes financed with Lennar Mortgage. Nationally, 65% of builders used incentives in October 2026 and 43% cut prices (NAHB, October 19, 2026).
A jumbo loan means a mortgage larger than the conforming loan limit, which is $832,750 for a one-unit home in most of the country in 2026 (FHFA, November 25, 2025). Jumbo loans follow each lender's own rules on down payment and builder credits. Our builder incentives guide shows how to compare a buydown with a price cut in dollars.
What fees come with a new Naples home?
Expect HOA dues in nearly every new community, CDD assessments in many, and club dues in golf communities. Collier County lists 29 CDDs in its unincorporated area (Collier County).
A CDD is a special district that finances a community's roads, drainage and amenities, billed as a non-ad valorem assessment on your property tax bill. Florida requires a bold CDD disclosure in the first sale contract (Florida Statutes 190.048). In bundled golf communities, membership comes with the home and dues are mandatory, so ask for the dues schedule and any capital contribution due at closing.
Across all Naples sales, not only new homes, bundled golf single-family homes carried median recurring fees of $14,486 a year versus $5,720 elsewhere, and 51.5% of bundled golf sales were in a CDD.
| Segment | Closed sales | Median price | Median annual HOA and condo dues | Median total annual recurring fees | Share in a CDD | Median total tax bill, CDD homes |
|---|---|---|---|---|---|---|
| Naples single-family, bundled golf | 163 | $1,190,000 | $11,958 | $14,486 | 51.5% | $12,713 |
| Naples single-family, not bundled golf | 4,218 | $812,500 | $5,272 | $5,720 | 18.1% | $8,071 |
| Naples condo and townhouse, bundled golf | 579 | $375,000 | $14,427 | $15,720 | 37.5% | $4,465 |
| Naples condo and townhouse, not bundled golf | 3,915 | $460,000 | $8,788 | $9,536 | 17.4% | $5,455 |

Collier County's general fund rate is 3.0107 mills for fiscal 2026 to 2027 (Naples Press), with school, fire and other levies added. A homestead files with the Collier County Property Appraiser by March 1. Buyers who are Florida residents by December 31, 2026 are positioned for the larger Amendment 3 exemption; see the December 31 residency deadline.
Do new homes in Naples flood?
New homes are built to current flood elevation and wind standards, which lowers risk, but much of Collier County is in a high-risk flood zone. Check the specific lot.
Collier County's floodplain office says large portions of the county are in high-risk zones, and FEMA has issued preliminary new maps for coastal Collier that are not yet adopted (Collier County 2026 Flood Protection Newsletter). Unincorporated Collier's Class 5 Community Rating System rating gives eligible NFIP policies a 25% discount. Starting January 1, 2027, Citizens requires flood coverage on all personal residential wind policies (Citizens). Inland communities east of I-75 face less surge but can see rain flooding, so ask how the lot drains. Our flood insurance guide covers quoting before you commit.
Is new construction or resale the better value in Naples?
New construction usually wins on price per square foot, insurance and builder financing east of I-75, while resale wins on location near the beach, mature landscaping and established fees.
| Factor | New construction | Resale |
|---|---|---|
| Price | Many communities from $264,000 to $850,000 (NewHomeSource, November 6, 2026). Closed new single-family median $800,215 (MLS, 12 months) | Resale single-family median $825,000 (MLS, 12 months to October 2026) |
| Location | Mostly East Naples, 34120 and eastern Collier | Full range, including Gulf-side neighborhoods |
| Incentives | Design credits and buydowns with builder lenders | Negotiated seller credits. Naples single-family homes sold at 95.6% of final list (MLS, 12 months to October 2026) |
| Insurance | Current wind and flood code | Varies by roof, windows and elevation |
| Fees | HOA, often CDD, sometimes bundled golf | HOA common; established CDDs may be near bond payoff |
| Timing | Quick move-in or months to build | Typical closing in 30 to 45 days |
How do I buy a new home in Naples step by step?
Pick the location and fee structure first, then the builder and floor plan, and lock in the incentive only after the contract terms check out.
- Register your agent at first contact. Many builders require it at your first visit.
- Decide on location and fees. East Naples, 34120, Ave Maria or eastern Collier, and whether you want golf, a CDD or neither.
- Get an outside pre-approval. Use it to test the builder lender's offer, especially on jumbo loans.
- Check the lot. Flood zone on current and preliminary maps, drainage, and what will be built next to it.
- Compare written offers. Turn credits and buydowns into dollars, with deadlines.
- Review the contract. Deposit, completion date, rate lock, warranty and club or CDD obligations.
- Inspect independently. Pre-drywall, final walk-through and before the first warranty year ends.
- Bind insurance early. Quote homeowners and flood well before closing.
Cameron handles each of these steps with buyers, including registering with builders, comparing contracts and incentives, and scheduling inspections.
Frequently asked questions
What is the least expensive new construction near Naples?
Ave Maria and the communities east of I-75 have the lowest advertised prices. NewHomeSource listed Lennar's coach homes at The National Golf and Country Club in Ave Maria from $264,000 and Pulte's Gatherpoint from $279,990 on November 6, 2026. Add HOA, CDD, club dues, taxes and insurance before comparing with resale.
Do new Naples communities have CDD fees?
Many do. Collier County lists 29 community development districts in its unincorporated area. A CDD assessment appears on your property tax bill as a non-ad valorem charge, separate from HOA dues, and Florida law requires a bold disclosure in the first sale contract. Ask for the annual amount, the bond balance and the payoff year.
Are Naples builders offering rate buydowns?
Some are. Toll Brothers lists a 4.625% first-year rate, 7.33% APR, on a jumbo 5/1 ARM with a 2/1 buydown at Seven Shores, plus up to $25,000 in design credits from November 7 to 22, 2026. Lennar ties buydowns to Lennar Mortgage. Compare every offer with an outside lender's quote.
What new communities are coming to eastern Collier County?
Lennar's Rivergrass broke ground January 29, 2026, with more than 1,000 homes planned and first residents expected in 2027. NewHomeSource lists Brightshore communities as coming soon. The county approved Horse Trials Village, with 3,205 homes and construction expected from 2027. Timelines can shift, so confirm with each developer.
Is flood insurance required on a new Naples home?
Lenders require it in FEMA high-risk zones, and Citizens requires it on all personal residential wind policies starting January 1, 2027. New homes built to current elevation standards often price better than older homes. Check the lot on both the current and preliminary Collier flood maps and quote flood coverage before closing.
Can I use my own agent with a Naples builder?
At most builders, yes, if your agent is registered at your first contact or visit. Lennar's broker policy, for example, asks the agent to join the buyer's first visit, in person or virtual. The builder's sales consultant represents the builder, so your agent is the one reviewing the contract, fees and incentives on your behalf.
