How to Sell a Home in Estero in 2026

Most Estero homes sit inside gated communities with HOA, CDD and club costs. Buyers judge the full annual cost first, so a sale here starts with the paperwork.

Estero single-family homes sold at a median $632,000 from August to October 2026, down 6.7% from a year earlier, on 193 sales (Cameron Smith analysis of MLS data, August to October 2026), but the Lee County Property Appraiser's 2026 roll showed Estero's total just value down 7.21%, the steepest drop among Lee's cities (Cape Coral Breeze, June 3, 2026). To sell an Estero home now, price it against recent closings inside your own community and give buyers the HOA, CDD and club costs in writing on day one. Buyers here compare total annual cost before they compare floor plans.

What are Estero homes selling for right now?

Estero's single-family median was $650,000 over the 12 months to October 2026, down 5.1%, with 3.6 months of supply, and results swing by community (Cameron Smith analysis of MLS data, 12 months to October 2026). Assessed market values also fell more here in 2026 than anywhere else in Lee County.

The MLS figures count only single-family homes, so they sit well above the all-residential medians some reports use. Price per square foot was $282 over the past 12 months, and the appraiser's 7.21% just value decline is a useful second signal for what a typical Estero home is worth against last year. Estero condos and townhouses had a 12-month median of $366,476, down 3.6%.

How these numbers were measured. Figures come from closed MLS sales and listings in Southwest Florida MLS, pulled November 6, 2026. Each city follows the MLS City field. Estero includes Miromar Lakes, Fort Myers covers only the city limits and downtown MLS areas (unincorporated Fort Myers mailing addresses are left out), and Naples is the Naples postal city on the Collier mainland, with Marco Island counted separately. Single-family means detached homes and detached villas that are not condo owned. Condo and townhouse covers condo-owned units in low, mid and high rise buildings, attached villas and townhouses. Manufactured homes, co-ops, timeshares, land and rentals are excluded. Sales under $20,000 or below 50% or above 150% of list price were dropped, and sales entered after the fact without MLS marketing count toward prices but not toward days or sale-to-list figures. Days list to contract runs from the listing date to the first pending date. Months of supply is active listings at period end divided by average monthly closed sales over the prior 12 months. Flood zone is not in the MLS export, so any flood zone figures on this page come from FEMA or county sources. HOA dues combine HOA, master HOA and condo fees on an annual basis. The MLS has no separate CDD fee field, so CDD costs show up only inside the median total tax bill.

Why do Estero buyers ask about total cost of ownership first?

Because in many Estero communities the HOA, CDD and club charges add thousands of dollars a year, with 56.6% of non-golf single-family sales in a CDD over the past 12 months (Cameron Smith analysis of MLS data, 12 months to October 2026), and buyers set their price around that full number.

Bundled golf communities include membership with the home, and dues are owed whether the owner plays or not. Pelican Sound Golf and River Club, a bundled community of 1,299 units, lists a 2026 annual assessment of $11,495. A first-time Pelican Sound owner pays a $20,300 initiation fee at closing, a buyer who owned there before pays an $11,495 resale capital fee instead, and the estoppel fee is $299 (Pelican Sound 2026 Fact Sheet). Copperleaf at The Brooks and Country Creek are other bundled communities, while Corkscrew Shores and Bella Terra offer amenities without golf dues.

Bundled golf single-family homes in Estero sold at a lower median than other homes over the past 12 months, $560,000 versus $650,072, so the club cost shows up in the price.

A buyer touring a bundled home and a non-golf home on the same afternoon will subtract the club cost from what they will pay you. I build one page that shows the full annual cost, including master and neighborhood HOA, club dues, food and beverage minimums and CDD lines, so your home is compared fairly with its true competition.

How do CDD assessments affect an Estero sale?

A CDD assessment is a non-ad valorem charge on the Lee County tax bill, and buyers treat any remaining bond balance like debt attached to the house.

Community development districts finance roads, drainage, utilities and amenities in many master-planned communities. Florida Statutes 190.048 requires a bold CDD disclosure in the first sale contract for a parcel, but resale buyers have to find the charge themselves. The Brooks of Bonita Springs CDD, for example, covers about 1,249 acres inside the Village of Estero (The Brooks CDD).

  • Operations and maintenance: continues every year and is simply prorated at closing.
  • Debt service: repays the district's bonds until they retire. Some districts allow a lump-sum payoff.
  • Amendment 3: does not reduce CDD or other non-ad valorem assessments (Leon County Property Appraiser, November 2026).

I pull your parcel from the Lee County Tax Collector, separate the two parts, and ask the district for a payoff figure if a bond balance remains, so you can decide whether to pay it off, credit it or leave it with the property.

What do buyers ask about flooding in Estero?

Buyers ask about the home's flood zone and history, especially near Estero Bay, the Estero River and older low-lying streets, and the Village encourages agents to share both.

Estero runs a Real Estate Flood Disclosure Program that asks agents to tell buyers a home's flood zone and any known flood history (Village of Estero). State law adds a written seller disclosure at or before contract, which since October 1, 2025 includes known flooding that damaged the home during your ownership and flood aid from any source (Florida Realtors, September 30, 2025). Estero's Class 6 Community Rating System rating gives eligible NFIP policies a 20% discount (Village of Estero), and every wind-covered Citizens personal residential policy must add flood coverage from January 1, 2027 (Citizens Property Insurance). Inland communities built to current elevation standards often have a strong story to tell here, so put the elevation certificate in the listing package.

How do I compete with new construction near Estero?

Compete on total cost, not list price alone, because nearby builders are offering large rate and closing incentives that resale sellers cannot match dollar for dollar.

Lennar's incentives averaged 12.9% of the final sale price in Q2 2026, about $54,947 per home (ResiClub estimate via Fast Company, June 15, 2026). With the 30-year rate at 7.18% (Freddie Mac, November 5, 2026), buyers notice a builder's below-market rate. Over the past 12 months, new construction single-family homes in Estero sold at a median $630,600, or $259 a square foot, versus $660,000 and $291 for resales (Cameron Smith analysis of MLS data, 12 months to October 2026). Resale homes in established Estero communities win with mature landscaping, finished amenities, known HOA history and immediate move-in. A targeted seller credit toward a rate buydown can close the payment gap. See what builders are offering so you know the comparison buyers are making.

What are the steps to sell a home in Estero?

An Estero sale follows eight steps, and the community paperwork comes before the photos.

  1. Collect the community file. HOA budgets, club dues schedule, initiation or capital fees, transfer approval steps and two years of assessment history.
  2. Pull the tax and CDD detail. Lee County Tax Collector bill, CDD operations and debt service lines, and any payoff figure.
  3. Price from closed sales in your community. Adjusted for floor plan, lake or golf view, roof, impact glass and pool.
  4. Review a written net sheet. Estimated proceeds at three prices, with doc stamps, prorations and club items.
  5. Assemble the flood and insurance file. Flood zone, elevation certificate, wind mitigation and four-point reports.
  6. Launch with a 21-day plan. Media, MLS, gate access instructions and a showing schedule for seasonal buyers.
  7. Negotiate the full offer. Price, credits, club approval timing, inspection terms and closing date.
  8. Manage to closing. Estoppels from each association and club, appraisal, insurance binding and title.

What will I net after closing costs in Estero?

You net the sale price minus your loan payoff, doc stamps, brokerage compensation, title and closing fees, prorated taxes and dues, and any agreed credits or CDD payoff.

  • Documentary stamp tax: $0.70 per $100, or $4,550 on a $650,000 sale (Florida Department of Revenue, accessed November 6, 2026).
  • Estoppel fees: one per association and club, often several in a gated Estero community.
  • CDD: operations prorated; any debt service payoff only if the contract says so.
  • Club fees: initiation or capital fees at clubs like Pelican Sound are paid at closing under the club's rules.

I show each line at three list prices, so you can see the dollar effect of pricing at the market against pricing above it and reducing later. For the regional valuation picture, see what your home is worth.

Frequently asked questions

What is the median home price in Estero?

The Estero single-family median was $650,000 over the 12 months to October 2026, down 5.1% from the prior year, and $645,015 in October 2026 (Cameron Smith analysis of MLS data, 12 months to October 2026). Condos and townhouses had a $366,476 median. The Lee County Property Appraiser's 2026 roll showed Estero's total just value down 7.21%.

Are Estero home values falling?

Assessed market values fell. The Lee County Property Appraiser's preliminary 2026 roll showed the Village of Estero's total just value down 7.21%, the largest drop among Lee's cities, as reported June 3, 2026. Recent single-family sale prices fell less, with the 12-month median down 5.1% to $650,000 (Cameron Smith analysis of MLS data, 12 months to October 2026). Values vary by community, so check closed sales in yours.

Who pays the golf initiation fee when an Estero home sells?

The buyer usually pays, under the club's rules. Pelican Sound's 2026 fact sheet lists a $20,300 initiation fee at closing for first-time owners, or an $11,495 resale capital fee for buyers who owned there before. Each club sets its own fees, so get the current schedule from your club before you price your home.

Should I pay off my CDD bond before selling?

Not necessarily. A CDD debt service balance stays with the property unless paid off, and buyers factor it into price. Paying it off can help a buyer who wants a lower annual bill, but a credit or an adjusted price may work just as well. Ask the district for a payoff figure and compare the options on your net sheet.

What is Estero's Real Estate Flood Disclosure Program?

It is a Village of Estero program that asks real estate agents to tell buyers a home's flood zone and any known flood history. It works alongside Florida's required seller flood disclosure, which covers flood claims, flood aid from any source and known flooding that damaged the home during your ownership.

When is the best time to list in Estero?

Many sellers list in November or December so their home is ready when seasonal buyers return in January. Showings in Estero's gated communities usually peak from January through April, and Estero single-family closings peaked at 110 in April 2026 versus 62 in January 2026 (Cameron Smith analysis of MLS data, 12 months to October 2026). Hurricane season ends November 30, which makes insurance binding easier for winter closings. Listing in late spring means fewer buyers and more negotiation.

Does Amendment 3 help me sell my Estero home?

It can help with buyers who will live in the home. Starting in 2027, homestead exemptions rise to as much as $150,000 of assessed value off non-school taxes, and $250,000 in 2028, for people who are Florida residents by December 31, 2026. It does not reduce CDD assessments, HOA dues or club fees.
